Ken,
    We have a college that owns about 50 residential homes around their campus.  We have burglar alarm systems in all of them.  We use the K&K commercial security all in one agreement for the college to sign for every house, and we have each tenant sign a residential all in one as well.  Is this fine or should the college be signing a residential as well?
    Also, since the tenant doesn't pay for anything, installation, service, or monitoring, we don't provide the 3 day right of recission form for them since the college is the one paying for everything.  Should we have the tenant sign the 3 day forms (or 5 day if they are 65 or older)?
    And as a side note...the college signs the K&K agreement for all campus building security systems and video surveillance systems.

    It's entirely correct for the college to sign a Commercial All in One.  It's great idea to have the tenant - in this case the students - sign the Residential All in One.  There is no harm providing them with the cancellation notice when you get the contract signed.  Even if it's unnecessary, and it probably is unnecessary, that residential all in one signed by the tenant will come in handy if it's the tenant who is suing you because of a loss.  
    Not to complicate matters, you could have had the college sign a Residential All in One, and you would use the cancellation notice with it though it is not required for a commercial customer.  The reason for this is that the house likely includes some fire alarm protection, not just burglar alarm [you cannot use the Commercial All in One for fire; you would need the Fire All in One].  One smoke is for fire; one heat detector; one CO detector.  You could then add to the Residential All in One:
 "Other than an obligation to pay for the services, the undersigned consents to all terms and conditions of service in this agreement, including but not limited to the arbitration, exculpatory and limitation of liability provisions"
Student / tenant signs
    
    This would be an easier way to handle the contracts and you would have all the safety of the commercial contract and it would cover the burg and fire services.
