Our inspection forms are custom based on the building they are for. Starting in October 2025 we include a statement that advises the subscriber to make sure all areas are heated to prevent pipes from freezing. The statement gets highlighted in November until spring. Additionally, for facilities where we have had pipes freeze we send a separate email to our facility contact reminding them to make certain all areas are heated and remind them where they had freeze ups in the past. This morning we received a call for a frozen sprinkler line in a building we inspect and service that has never had a problem before, however, our monthly inspection forms have our warning / reminder on it. Water flooded the entire basement which has a cafeteria, shops, storerooms, etc. Surprisingly, the building is only 6 years old and the area of the freeze up was a nicely finished hallway without any form of heat, no one had realized this until today. Jeff ********************************** Response ********************************** The K&K Standard Form Agreements do have temperature guideline requirements for proper operation of the equipment. This is of particular importance for the Fire Protection All in One agreement because it covers sprinklers, both wet and dry. The security All in One agreements also have termperature requirements for proper functioning of the equipment. The Fire Protection agreement provides: "Components of the sprinkler system may require that premises maintain maximum ambient temperature 100 degrees Fahrenheit; sprinkler head covers are set to drop at 135 degrees Fahrenheit and sprinklers activate because of excessive ceiling temperature." The Commercial All in One, a security agreement, provides: ".... and maintain areas in the premises where active electronics, such as panel, expansion devices, and power supplies, between 32 to 122 degrees Fahrenheit, as deemed necessary by ALARM COMPANY." Don't think these random provisions are all you need. If you're not using updated K&K contracts you should be.
