    The construction defects nailed us also. The home builder constructed a house in one of the high end areas. We took over the ADT sub contractor wiring and 3-years later the front page of the local newspaper showed that house on the front page – the house was wrapped in black plastic to prevent the mold from affecting anyone else in the neighborhood (at least that is what the homeowner said).   Our insurance kicked in, paid a portion of the claim (there were a lot of other insurance companies involved) and now we have exclusions for mold.  Oh, they ended up ripping out all of the bad windows (seems the windows were improperly installed by that contractor), all the sheet rock, all the insulation,  redoing the foundation, new flooring, seems like the list went on and on.

Our Standard Form Agreements were updated last year to deal with mold and other hazardous materials on the job site.  Careful signing the GC's contract - it will make you responsible and liable for all problems on the job site; you will be required to indemnify the GC and owner.  Exactly what you don't want to do.

    No, there is no license required to monitor accounts in NY.  In NYC only central stations approved by the NYC FD are permitted to monitor alarm systems located within NYC.  That approved list is very small.
