Ken,
    Reading Ryan’s question in your May 16, 2024 email in which he asks, “Should I sign an alarm contract for my personal house with my alarm company?”, reminds me of an event a few years ago.  I keep my Texas Alarm Company license active, but I only monitor my house, my office, and a warehouse full of alarm parts.  We had a break in.  The Central station called the response company but gave them the wrong customer name so they never responded.  I had a $40,000 loss out of the warehouse.  When I filed the claim with the warehouse insurance company the first thing that they asked for was my monitoring agreement.  Fortunately I had an Agreement (a Kirschenbaum one) between the alarm company (corporation) and the warehouse (corporation).   If I hadn’t had an agreement there is no doubt that the warehouse carrier would have subrogated against my alarm company policy and I would have had two claims instead of one.
       Alarm company owners tell me that they are friends with all of their customers and don’t need contracts.  Some even tell me that they go to the same church.  My question is “does their insurance carrier go to the same church?”

            It’s great to be friends with your customers; even better to work for your relatives.  Just keep in mind that most of the more than millions of lawsuits filed in the US annually are between former best friends and family.
