Hosted by Ken Kirschenbaum ************************* comment on one contract for multiple HOA locations from article on February 19, 2026 ************************* Response ************************* Ken Warning to Dave. We have found that when Alarm monitoring fees are paid by an HOA or a landlord with multiple homes or apartments, that about 75% of the residences don’t see the value of alarm monitoring or the system itself. They also become very needy customers. They expect the alarm company to be fully on the hook for every issue from low batteries to false alarms do to Cooking . Residents not knowing codes or passwords because they don’t use the system is another big pain. These type of deals become a large time vampire. My advice to Dave is to create a cheat sheet for the residence dumbing the whole thing down along with a link to a youtube video on what to do, if and when and tape it to the inside of a kitchen cabinet. Joe Sacchetti Catskill security systems ********************** Response ********************** The problem with working for a developer and ending up with multiple customers is that too often there is no relationship between you and the residents. They take over the alarm, they never turn it on or don't really know its capabilities or use, and the alarm company really doesn't care because it's getting paid by the HOA, POA, landlord or developer. As Joe points out some accounts become a problem. I suggest better relations with the residents. My experience is that the alarm company, ADT in this case, couldn't seem to care less that I moved to a neighborhood where the POA pays the monitoring charges and the system is entirely dismantled, not just disabled. Not effort to reach out. Not surprisingly the ADT system has already been replaced by installing over whatever is here in the house. When some alarm company comes along and offers better service to the community I guess ADT will be surprised its being replaced; in this case they deserve it. *********************** STANDARD FORMS Alarm / Security / Fire and related Agreements. click here: www.alarmcontracts.com *************************** CONCIERGE LAWYER SERVICE PROGRAM FOR THE ALARM INDUSTRY - You can check out the program and sign up here: https://www.kirschenbaumesq.com/page/concierge or contact our Program Coordinator Stacy Spector, Esq at 516 747 6700 x 304. *********************** ALARM ARTICLES: You can always read our Articles on our website at ww.kirschenbaumesq.com/page/alarm-articles updated daily ******************** THE ALARM EXCHANGE - the alarm industries leading classified and business exchange - updated daily ************************* Wondering how much your alarm company is worth?
