Here’s the longer answer. The Concierge Program has lots of benefits. Discounts on the Standard Form Agreements are probably the most used by Concierge Clients. But more and more Concierge Clients are taking advantage of what I think is the most valuable benefit, a monthly credit for contract review. Most contract reviews, including negotiating the changes, take less than a half hour and that is included as a Concierge Client benefit. Originally intended to cover review of only the Standard Form Agreements, by “popular demand” it now covers any agreement and also covers consults on any issue. This one benefits more than pays for the cost of the Concierge Program. How valuable is the Concierge Program to you? Some Concierge Clients cover the entire expense by getting the contract discount. Many Concierge Clients take advantage of the monthly contract review credit, more than covering the entire cost of the program. But what I hope the program encourages is more willingness to seek proper legal counseling before problems develop; preventative maintenance. The cost of staying out of legal trouble is far less than the cost of getting out of legal trouble. Probably the most valuable benefit, and one that at the same time is hard to gauge and easy to gauge; a successful contract review and negotiation. The successful “closing rate” for contract review and negotiation is 99% plus. I can’t recall a single unsuccessful negotiation. Who am I negotiating with? Municipalities, multi-national corporations, largest US corporations, nationwide property managers, institutional business, non-profit and for-profit; home owners, their lawyers and other “masters of the universe” use to getting things their way, and of course everyday businesses and home owners who have simple and sometimes not so simple questions about the contract. Saving one deal; saving you from making a deal you will ultimately regret, is worth far more than the cost of the program. Not only will you save money, you won’t hesitate seeking the advice you need when you need it.
