            If you were a Sci-Fi fan as a youngster and you remember movies you loved that took place in the future, and that future was 2020, selling has got to be on your mind.  You’ve got a full year to plan the exit strategy and prepare to sell.  So what’s it going to be, 20x, 30x, 40x your RMR?  Next question, is your RMR stagnant or growing?  Have you converted your per call Repair Service and your per call Inspection service to RMR?  That’s certainly one way to boost your RMR.  Not every buyer is going to exclude RMR that isn’t monitoring.
            You also have a full year, if you start soon, to get most of your subscribers to sign updated contracts.  It’s also a perfect time to upgrade the subscriber systems which is the best way to increase the RMR.  
            Everyone wants to know, “what’s the multiple looking like these days?”  You get all kinds of answers from all kinds of experts.  They are weak, they are strong, and they are good here but not so good there.  Who cares?  You didn’t even ask the right question, because you don’t care where the multiple is unless it’s the multiple for your accounts.  So the only pertinent question is, “what multiple can I expect if I sell my accounts?”  The cheapest and fastest and most reliable way to find that out is to submit a request for valuation at www.whatsmyalarmcompanyworth.com  For as little as $80 you can get your valuation.  For $350 you can find out how the valuation is calculated.  For $950 you can find out what you can do to possibly get a higher valuation, if anything.  
            It’s not a secret formula.  It’s got a bunch of variables and it’s somewhat subjective, but it starts with your contracts.  How do I know that?  Because the first question a buyer asks is not “what’s your RMR”, it’s “what’s your RMR under proper contracts that are not more than 90 days in arrears?”  You can’t control all of the factors that influence your valuation, but you can definitely control many of them.
  *  Get your subscribers to sign up to date contracts.  Updated contracts in original term are better
  *  Get the most recognized contracts in the alarm industry, the Standard Form Agreements © fetch the most money.  More alarm companies use the Kirschenbaum Contracts ™ than any other form.  These contracts are the standard for the industry, recognized and accepted by insurance companies, central stations, third party vendors and buyers.  If you’re not using these Standard Form Agreements you better have a damn good reason.  Does your cousin Vinny [or the “alarm lawyer” you use] review and update your contracts monthly all year long?  Has your “alarm lawyer” told you what new changes are a good idea?  Of course not, because they haven’t had the opportunity yet to read the updated 2020 Standard Form Agreements and either copy provisions verbatim or try to disguise that they stole the provisions from the Standard Form Agreements?  
  *  Get your own lines at the Monitoring Center.  Make sure you get our Rider to the central station’s Dealer Agreement so your most fundamental rights are protected.  While you’re at it, if you’re not using a central station listed on The Alarm Exchange ask yourself why?  You’re making a mistake.  These are the leading central stations and it’s where you belong, and yes, the central station you use can influence the value of your monitoring accounts.
  *  Make sure you are properly licensed
  *  Make sure your employees have signed an Employment Agreement; not  just any employment agreement, get the Standard Form Employment Agreement.  Same for your subcontractors; get our form for Subcontractors and get it signed.  
  *  Make sure your E&O coverage is current.  If you haven’t checked out Security America then do that soon, long before your current policy is up for renewal.  
  *  Computerize your records, especially your RMR invoicing.  Check our Biller Genie for its programming and credit card and ACH processing.  Let them know if you can get a better price or better software [you  wont].
