Owner or Tenant - Who's Your Subscriber

     Who is your subscriber, owner or tenant?  It's confusing when the owner is paying for the system but the tenant is using the service.  If you keep in mind that the primary purpose of the alarm contract is for you to contract away liability for your breach of contract and negligence, you can then focus on who is likely to be the one looking to you to recover a loss.  That's who has to sign the contract.

    It's always the end user of the system and service that should sign the contract.  If the end user will be the one answering the phone if the central station calls to verify the alarm, or the one who provides the pass word to cancel the alarm, or calls for service or puts the system on test, then that's who signs the contract.      What about getting paid?  If the end user isn't the one paying you then you also need to get the contract signed by whoever is contracting with you for the service.  So if the owner contracts for installation and ongoing monitoring and service, agreeing to pay for the services, the owner should sign an alarm contract.  The end user, the tenant, should also sign an alarm contract, or the same contract signed by the owner.  If it's the same contract or a separate contract there will be a provision that payment will be made by the owner but the tenant is authorized to use the system and services.

    Which contracts do you need to get signed.  We've simplified the contracts by creating essentially 3 all in ones that cover most of the services.  The Residential All in One and the Commercial All in One cover the installation, sale, monitoring, service, inspection, and other services.  They cover security systems, cameras, ECV, audio, remote access, wireless, and just about everything else.  The Residential All in One also covers fire protection.  For commercial fire use the Fire All in One.  With all contracts use a separate Disclaimer Notice.  PERS is also a separate contract.
