another claim to RMR's origin - more trivia
****************************
Hi Ken;
I hate to burst Ron Davis's bubble, but he didn't invent the term RMR. Recurring revenue has been a financial term used since way before 1976. The advent of the digital communicator brought RMR to the masses of alarm dealers. Prior to that, larger firms such as McCullogh and direct wire central stations were in the RMR business along with some alarm firms that were leasing local alarms for $5 to $10 per month. Edwin Holmes invented more than the first DW alarm system. He invented an entire industry based on recurring revenue which has survived through every financial crisis. Landlords have been using recurring revenue for centuries, though it is most often referred to as "rent roll". This may even be the true originator of RMR.
Being a dinosaur in this business does have a few advantages. I remember the days of the tape dialer and subsisting on small service contracts for local alarms. I still remember applying foil to windows and changing end of line Ray-O-Vac dry cells on a regular basis. The security industry still has many opportunities for innovation. Perhaps more now than ever before. Being older doesn't mean one can't innovate. It takes more time and effort for everyone to stay current on technology, but that doesn't mean dealers can't get ahead of the curve and provide a new and innovative product or service. Software and Internet services has brought more opportunity to this industry than anything has ever before, including the digital dialer. I am more excited today about this industry than ever before. As services change and new technology is adopted, contracts need to be updated regularly to include the risks from the technology now being used. At the risk of sounding like an ad for Ken's contracts, if you haven't updated your contracts in a few years, you may learn about how important this is in a very costly way. When a client suffers a loss, everything's good until it isn't.

Ken
When I was operating my alarm installation company and mainly concentrating on
residential I realized the large potential in commercial leases which included
service and monitoring . With some assistance from suppliers my techs became skilled
on the installation and service side . By leveraging my residential RMR I was able
to borrow money to carry the leases which included monitoring , hence they were
ongoing .
The competition was mainly the large nationals therefor somewhat easy to out sell.
I built a stable , high profit RMR stream that also fed my residential business
and greatly increased my market penetration and visibility . When I sold this
business the commercial component greatly increased the value .
I took advantage of my unused asset - the ability to borrow . Now we are on the
loan side and love dealers who follow this path .

Question - letter to subscriber explaining a sale
*******************
Ken
I am in the process of selling 10 of my out-of-state accounts (too far to travel, plus retirement) Do you have any sample letters available which I can send to them notifying of my turning my accounts over to another local company (to their benefit since it would be local) and introducing them to the new company?
thanks
Bob

Response
*********************
I've drafted many such letters but none are offered as a standard form letter - and for a pretty good reason [other than I want to charge for each one]. The circumstances of a sale often present different issues that should be presented to subscribers. Keep in mind the usual letter is really intended to accomplish at least two, perhaps more, goals. 1) Introduce the subscribers to the new alarm company; 2) Let the subscribers know that they will be better off with the new company. Sometimes the letter suggests there has been a "merger", sometimes a "sale". If structured properly the letter should suggest that the new alarm company is capable of offering many more services, thereby encouraging the subscribers to request these services. That is a goal of the buyer. The seller has other interests to protect. The seller is concerned with attrition during the typical guarantee period. A drop off of subscribers during the guarantee period will result in a loss of purchase price, so the letter needs to offer reassurances that all of the services the subscribers have come to rely upon and like will be continued. Balance the buyer's interests with the seller's interest. The letter should be straight forward; avoid technical or legal terminology.
